Who is responsible for pest control for rental properties?

When inspecting the property initially tenants should inspect the property carefully and look out for signs of pests, including droppings in cupboards and on floors. If the tenant feels there is an infestation they should advise the Landlord or Managing Agent prior to moving into the property.

The landlord is responsible for the eradication of pests if the infestation occurs at the start of the tenancy.

However if the infestation is reported once the tenant has moved into the property the tenant is usually responsible for the eradication of pests, the exception to this would be birds, possums, termites or if they are able to prove that the infestation has been cause by a breach of the Residential Tenancy Agreement.

If, for example, they have pets and the property has a flea infestation, then the tenant will be required to have the infestation eradicated.
