Pest control in rented properties

When inspecting the property initially tenants should inspect the property carefully and look out for signs of pests, including droppings in cupboards and on floors. If the tenant feels there is an infestation they should advise the Landlord or Managing Agent prior to moving into the property. The landlord is responsible for the eradication of pests if the infestation occurs at the start of the tenancy. However if the infestation is reported once the tenant has moved into the property the tenant is usually responsible for the eradication of pests, the exception to this would be birds, possums, termites or if they are able to prove that the infestation has been cause by a breach of the Residential Tenancy Agreement. Next steps for pest control in rented properties If the tenant is found to be liable for the cause of the infestation, what’s next for pest control in rental properties you own? If, for example, they have pets and the property has a flea infestation, then the tenant will be required to have the infestation eradicated. Your rental property manager should also be able to provide you with what your next steps are for your property. Getting organised to sell before Christmas

With Christmas fast approaching, getting yourself organised to sell before Christmas means getting on the market now. If you want to get into a new property and sell your current property before Christmas, this video will provide you with an outline to ensure this happens. YES, DOWNLOAD MY CHECKLIST When is a good time to start looking at selling to sell before Christmas? You really need to start getting ready in September. When you sell and exchange on your property, there is generally a six-week timeframe to settlement. So working backwards, you really need to secure a buyer prior to November. How long will it take to find a buyer for my property? If you are looking to secure a buyer in October to sell before Christmas, you really need to get your property on the market in September. With the market being unpredictable, and days on market being a little longer, having the property listed for sale in September is ideal. One Agency JD Property Agents have been able to secure buyers within about three weeks for its Illawarra properties, but the average for a lot of agencies is pushing out to five, six or more weeks to find a buyer. If that is the case, then you really need to be listing your property for sale in mid-September. You really need to give yourself time to find the right buyer, find the best buyer, negotiate an optimal price, along with giving yourself adequate time for settlement prior to Christmas. How long does it take for my property to come onto the market? Once you make the decision to sell, it doesn’t take all that long to list your property for sale. Once your agency agreement has been signed with your agent, a contract is ordered from your solicitor and photos booked so that your marketing schedule can commence. The property cannot be marketed for sale until the contract is held by the agent and the professional photos can usually be done with a two day turnaround. All in all, a good real estate agent can have your property could be on the market as quickly as five business days. How long does it take to list your property for sale?

When selling your property, there are a few factors you should be aware of for your personal time-frame schedule. YES, DOWNLOAD MY CHECKLIST Agency Agreement Selling your property with a real estate agent requires you to sign a legally binding contract. This is known as an Agency Agreement. The agency agreement will set out terms such as the services being provide, fees and commission, the extent of the agent’s authority to act on your behalf, and estimated selling price. Contract Before a property can be marketed for sale, a Contract of Sale must be prepared and held. A Contract of Sale is a written agreement that sets out the terms and conditions of the property sale. Preparation of the contract usually only takes a few of days depending on who you’re using but if you’re using your local conveyancer or solicitor it should be provided to the agent within 24 to 48 hours. Once the agent has both a signed agency agreement and a contract for sale, legally the property can be advertised for sale. Photography Professional photos and videos need to be taken of the property to allow it to be marketed to in a detailed way to prospective buyers. Gone are the days when the agent will go round happy snapping everything. We do use professional photographers so it’s a normal two day turnaround for those photos to come back. At the same time, we can also arrange for a floor plan to be prepared, providing extra marketing material for your property. Timeframe Essentially, once your agency agreement has been signed, the contract would be requested along with a time for the photos booked. Usually there is a wait of a couple of days for an appointment with the photographer and then another couple of days for those photos to be sent to us. All in all you your property could be on the market as quickly as five business days. It doesn’t need to be that quick. You can delay the process if you are not quite ready. If you are downsizing, you may want to declutter, or take the time to prepare and style your property for sale before you have your photos taken. Once you push the button the above are the minimum elements and legislative requirements, to allow you to put your property on the market in a very short period of time. Living in Mount Ousley

Mount Ousley is a residential suburb of northern Wollongong on the foothills of Mount Keira. It lies between Fairy Meadow and Mount Pleasant  and its name is also given to the road that crosses the nearby Illawarra Escarpment on the Princes Highway into Wollongong. This means easy access to the freeway to Sydney or down the coast for the weekend. With a population of 1600, living in Mount Ousley comes with close access to shopping and education options for different families, along with different levels of housing. The area boasts the beautiful Greenslopes Reserve is a public garden and recreation area, an ideal park area for a picnic. Mount Ousley attractions Mount Ousley is a clean and green area, that offers a neighbourly spirit, and peace and quiet. The area boasts the beautiful Greenslopes Reserve is a public garden and recreation area, an ideal park area for a picnic. If you’re hungry, the area also has Red Rooster or if you’re after netball supplies, MTS Netball can work with all your netball needs. Transportation from Mount Ousley Whether you need to get into the city of Wollongong or a nearby suburb, there are two bus stations for easy access. Stations are at: Ramah Ave after Foothills Rd Foothills Rd at Cabbage Tree Lane Schools in Mount Ousley There are two Mount Ousley public schools to choose from. The first is Elonera Montessori School and Preschool on Mount Ousley Rd. Another option is Mount Ousley Public School, which is actually located in McGrath St, Fairy Meadow. Along with these schools, Mount Ousley also has a preschool facility available – Mount Ousley Preschool, which is located in David Crst, Fairy Meadow. Living in Mount Ousley If you’re looking at living in Mount Ousley, you’ll find it boasts leafy streets with quality homes and often beautiful ocean views. The homes range from the more established to modern designs to sturdy homes that have stood the test of time. The topography of the area can differ greatly, with not all areas being level – in fact some areas being very steep. Living in Mount Pleasant

Are you considering living in Mount Pleasant in Wollongong? This beautiful area is situated on the eastern slopes of Mount Keira and consists of open forests of eucalypts. An exclusively residential area with a population of nearly 1400, it boasts many high quality homes ideal for professionals, singles and families with kids. In fact, it was once nicknamed Babytown because of the number of large families that lived in the area. Mount Pleasant attractions for families While a residential area, Mount Pleasant still comes with its attracts. They include the aptly named Sublime Honey farm, which sells honey and honey-related products. The other attraction in the area is the Illawarra Rhododendron Garden, which contains thousands of azaleas, hundreds of rhododendrons and rare companion plants like camellias. It’s a perfect spot for a picnic lunch or wedding. For the more adventurous, Mount Pleasant also has Rewindmc, a quality classic, retro and cafe racer motorcycle tours and rentals for the Illawarra and Southern Highlands areas. Transportation in Mount Pleasant There are numerous bus stations throughout Mount Pleasant to allow easy access into the city and other areas in the Illawarra. However, there are other nearby schools in areas like Fairy Meadow.  Living in Mount Pleasant One of the great things about living in Mount Pleasant is the quality of the homes. Homes are usually sturdy 4 bedrooms, although there are some 3 bedrooms. They are usually a large with 2 or more bathrooms, and 2 or more garages. People living in the area are usually looking for their 2nd or 3rd home purchase. The topography of the area can differ greatly, with not all areas being level – in fact some areas being very steep.
