You really need to start getting ready in September. When you sell and exchange on your property, there is generally a six-week timeframe to settlement. So working backwards, you really need to secure a buyer prior to November.
If you are looking to secure a buyer in October to sell before Christmas, you really need to get your property on the market in September. With the market being unpredictable, and days on market being a little longer, having the property listed for sale in September is ideal.
