When is a good time to start looking at selling to sell before Christmas?

You really need to start getting ready in September. When you sell and exchange on your property, there is generally a six-week timeframe to settlement. So working backwards, you really need to secure a buyer prior to November.

How long will it take to find a buyer for my property?

If you are looking to secure a buyer in October to sell before Christmas, you really need to get your property on the market in September. With the market being unpredictable, and days on market being a little longer, having the property listed for sale in September is ideal.
