It’s with mixed emotions that I share some news — I’ve sold the One Agency brand. But let me assure you, I’m not going anywhere.

After more than 30 years in real estate — and nine of those running my own One Agency business — I’ve come to realise that while I’ve loved the journey, owning a business has allowed very little time to truly step away and recharge as often as I’d have liked.

My parents are getting older. My father is now 85, and my mother, 82, is beginning to show early signs of dementia. I know I’ll need to be there for them more in the coming years. And I couldn’t do that while running a business full time.

Over the years, I’ve been approached by many agencies to join them, but none ever felt like the right fit.

The thing is, my clients have had a lot of care in the past from myself and staff, and I needed to make sure I found somebody who aligned with my work ethic and ethos.

Then along came Rob Corneteg from Fletchers Real Estate.

With 35 years in the industry and a decade building the Fletchers brand, there were clear parallels between us and the way we operate.

We share a deep care for our clients, and a clear commitment to doing things properly.

What truly gave me peace of mind was Rob’s established property management team.

With five property management staff, and a senior property manager who he has allotted to work in conjunction with me, I know my landlords and tenants will be well cared for.

Rob’s team brings great support, and I’ll continue to help across both sales and property management.

What’s more, Rob has asked me to help implement the systems and processes I’ve developed over the years into his business — a real vote of confidence and a win for my long-term clients to know they will continue to get the same level of service they’ve always received.

It’s rare to find a fellow business owner so open to collaboration and continuous improvement.

Rob’s willingness to embrace new ways and empower the people around him speaks volumes about his leadership.

So, while the brand may change, the level of care and commitment you’ve come to expect from me remains the same — now with a little more balance in my life, and more time to be with the most important people in my life, my family.

I will still be servicing the 2519 area and wider Illawarra region as I've always done, doing property management and sales.

Thank you for your continued support. I’m excited for what’s ahead.

Enhance Your Garden's Appeal

First impressions matter, and the exterior of your home sets the tone. A well-maintained garden can significantly boost your property's curb appeal. Simple tasks like mowing the lawn, tidying up garden edges, and adding mulch can create a neat and inviting appearance. Planting a few flowers adds colour and vibrancy, making the space more attractive to potential buyers.
Many buyers drive by properties before scheduling an inspection. A tidy and appealing garden can capture their interest and encourage them to take a closer look.

Maintain a Spotless Interior

Cleanliness plays a crucial role in how buyers perceive your home. Ensure that windows are sparkling, fly screens are free from cobwebs, and surfaces are spotless. In the kitchen and bathroom, remove soap scum from shower screens and clean grout lines to eliminate any signs of mould.
Decluttering is equally important. Remove unnecessary items from countertops and shelves to create a sense of space. Consider removing artwork from narrow hallways to make rooms feel more open and airy.

Update or Remove Old Curtains

Old, heavy curtains can make a room feel dark and dated. Consider removing lace curtains to allow more natural light into the space. If your windows are equipped with Venetian or roller blinds, these can often provide sufficient privacy and light control.
If blinds are worn or outdated, replacing them with fresh, modern options can make a significant difference. Pairing new blinds with clean windows enhances the overall brightness and appeal of the room.

Apply a Fresh Coat of Paint

A fresh coat of paint is one of the most cost-effective ways to revitalize your home. Focus on areas that often accumulate grease and grime, such as above kitchen cupboards and in bathrooms. These spaces can appear worn over time, but a new layer of paint can make them look clean and refreshed.
Opt for neutral colours that appeal to a broad range of buyers. Neutral tones create a blank canvas, allowing potential buyers to envision their own style in the space.

Declutter and Create Open Spaces

A clutter-free environment makes your home feel more spacious and inviting. Remove excess furniture and personal items to allow buyers to see the full potential of each room. In narrow spaces, consider removing artwork or unnecessary decorations to create a sense of openness.
An organized and tidy home allows buyers to focus on the property's features rather than being distracted by clutter.

Investing in property can be a lucrative venture, but it's essential to understand and manage the associated risks. While the idea of generating passive income and building long-term wealth through real estate is appealing, it's not as simple as purchasing a property and watching the profits roll in. In a recent discussion, Joanne Danckwardt shared her expert insights into the common pitfalls investors face and, more importantly, how to avoid them. With years of experience in the property market, Joanne offers practical advice to help investors make informed, confident decisions that support sustainable growth and financial security.

Go Beyond Financial Risk

While financial considerations like mortgage debt and cash flow are crucial, it's equally important to address legal, structural, and compliance risks. Ensuring your property complies with safety standards and regulations is vital. For instance, staying updated with NSW Residential Tenancy legislation can help avoid legal pitfalls.

Insurance Is Non-Negotiable

Protecting your investment with comprehensive building insurance is essential. Unexpected events can lead to significant financial losses, making insurance a critical component of risk management. For more on maintaining your investment property, check out our article on Maintaining Your Investment Property.

Cash Flow: Know the Numbers

Understanding the balance between rental income and mortgage repayments is crucial. Many investors overlook the gap between these figures, which can widen with maintenance costs. Joanne emphasizes the importance of budgeting for regular maintenance to ensure a steady cash flow. For insights on property maintenance, refer to our guide on Proactive Winter Maintenance.

Stay on Top of Maintenance

Regular property maintenance not only preserves the value of your investment but also ensures tenant satisfaction. Routine inspections play a vital role in identifying potential issues early. Learn more about the importance of inspections in our article on Routine Inspections: Why and How Often?.

Know the Legislation

Keeping abreast of changes in rental laws is crucial for compliance and risk mitigation. Joanne advises landlords to stay informed about upcoming government regulations that could impact property management. For a deeper understanding, explore our discussion on NSW Residential Tenancy Legislation Changes.

Understand the Market—and Its Fluctuations

Market conditions can significantly affect property values and rental yields. Conducting thorough market research helps in making informed investment decisions. Stay updated with our Quarterly Real Estate Market Update to understand local market trends.

Diversify Your Property Portfolio

Diversification can reduce risk and open up new opportunities. While residential properties are common, exploring commercial and industrial properties can offer strong returns. For insights into property investment choices, read our article on New vs. Established: A Property Investor's Dilemma.

Monitor Interest Rates and Consider Refinancing

Rising interest rates can erode profit margins. Joanne suggests considering options like fixing your mortgage rate or refinancing to secure better terms.

Are you wondering if it’s the right time to buy your next investment property? Making that decision can feel overwhelming—especially when the property market is constantly shifting, interest rates are unpredictable, and your personal finances need to be in perfect alignment. Whether you’re preparing to buy your very first investment property or you’re already juggling a growing portfolio, timing your next move strategically is critical to long-term success. Investing too soon—or too late—can impact your cash flow, your borrowing power, and your ability to grow your wealth.

To help you navigate this important decision, we break down the key financial, market, and personal indicators that every investor should evaluate before expanding their property portfolio.

[youtube id="https://www.youtube.com/watch?v=198buGR6s0A&feature=youtu.be"]

If you're ready to discover how you can rent out your property with confidence, download our free Step By Step Checklist to Renting Your Property with Confidence.

YES, DOWNLOAD MY CHECKLIST

Understand Your Equity Position

One of the first things to assess is how much equity you have. Equity is the difference between what your property is worth today and how much you still owe on it. For example, if your home is worth $1 million and your mortgage is $500,000, you have $500,000 in equity.

You can potentially use a portion of that equity—depending on your lender’s policies—as a deposit for your next investment. This applies not just to your principal residence but also to any existing investment properties. To get a clear picture of your borrowing power, it’s crucial to speak with a qualified mortgage broker or property advisor.

Build a Clear Financial Plan

Before you make any new investment, create a detailed financial plan. This includes understanding:

How much you're willing and able to borrow.

Expected rental income from the new property.

Ongoing costs such as property management fees, maintenance, insurance, and unexpected expenses.

Your cash flow projections.

You should never stretch your finances so thin that your lifestyle suffers or you're vulnerable to market shifts. Being prepared for worst-case scenarios will help you navigate risks with confidence. Don’t forget to account for professional support like a property manager. If you’re unsure what that should cost, see our guide on property management fees: the do’s and don’ts.

Assess the Market and Rental Demand

A good investment depends heavily on market timing and rental demand:

Are property prices trending upward or downward?

Is there strong rental demand in the area you're considering?

Can you realistically expect to secure reliable tenants quickly?

Purchasing when the market is on the rise can help you build equity faster. However, if you’re buying in a downturn, make sure you have a long-term plan in place to hold the property until values recover. For more insight into current local trends, check out our Wollongong Property Market Outlook for 2025 and Beyond.

Consider Interest Rates and Lending Conditions

Interest rates have a significant impact on your mortgage repayments and cash flow. While no one can predict exactly where interest rates will go, it’s wise to stay informed and speak with your lender about possible scenarios. Build some flexibility into your budget to account for potential increases.

Have a Long-Term Property Investment Strategy

Successful investors think long-term. Property is not typically a short-term investment unless you're flipping houses—which carries different risks and costs. Understanding your ‘why’ can help shape your approach, whether it's for passive income, future security, or both. Learn more in our post on why people become landlords and invest in property.

Your strategy should include:

What types of properties you’re targeting (e.g., houses vs. apartments).

How these properties align with your overall portfolio goals.

Your exit strategy: Will you sell some assets to fund retirement? When, and how?

You have to be clear about what property type you're looking for. That’s another complexity in itself—should you choose a brand-new build or a more established home? Explore the pros and cons in New vs. Established: A Property Investor's Dilemma. There’s no one-size-fits-all answer to when to invest in your next property. But by assessing your equity, financial readiness, market conditions, and long-term goals, you can make smart, confident decisions.

Understand the Financial Responsibility of Homeownership

First and foremost, it’s important to recognize that owning a home comes with new financial responsibilities. While the idea of owning your own property is exciting, it’s vital to prepare for the financial strain that may arise. Unexpected costs will inevitably come up, so it's essential not to stretch your budget too thin. Always aim for a financial buffer that can cover unforeseen expenses.

Interest Rates and Market Conditions: Be Prepared for the Unexpected

When interest rates change, they can have a big impact on your mortgage payments. Many homeowners were caught off guard by recent interest rate increases, which affected their ability to keep up with payments. We recommend that you ensure you have a financial buffer in place to accommodate any future rate hikes.

Property prices also don’t always follow a predictable upward trend. People love to predict the real estate market – where it’s going, how low it is going to go, or how high it will rise. The market can fluctuate, and prices may drop as well as rise. It’s crucial to be prepared for the potential volatility of the property market. Life is unpredictable, and changes such as losing a job, facing a health crisis, or dealing with other major life events can impact your ability to meet mortgage payments. Always have a backup plan.

Plan for Unexpected Expenses and Maintenance Costs

No matter how well you plan, things can go wrong. Whether it's a broken hot water system or an unexpected repair, there are always maintenance costs involved in homeownership. You should aim to set aside 10% of your income each week for unexpected expenses. This ensures that when things break or need attention, you’re not caught off guard financially.

Renting Out Your Property: Is It a Good Idea?

For some first-time buyers, purchasing a property with the intention of renting it out before moving in can be a smart way to build equity and pay down the mortgage. However, this comes with its own set of responsibilities. You’ll still need to cover ongoing costs such as council rates, water bills, strata fees (if applicable), and maintenance. Be sure you’re fully aware of these costs before making this decision.

Consider the Rental Market and Future Expenses

The rental market can fluctuate as well. While rents may be high now, they could fall in the future, so don’t rely on strong rental income as a guaranteed source of cash flow. Additionally, when purchasing your first home, it’s important to think ahead about your future housing needs. Will your current space accommodate your lifestyle in five or ten years? Consider potential changes such as starting a family, the need for more space, or moving for work. Being realistic about your future needs will help ensure you make a smart investment.

The Importance of Pre-Approval

Before you start house-hunting, getting pre-approved for a mortgage is essential. It not only helps you understand your borrowing capacity but also gives you a significant edge in negotiations. When you have pre-approval, you’re in a strong position to act quickly if you find the perfect property. It shows sellers you’re serious and ready to make a deal, which could help you avoid missing out on your dream home.

Budget Realistically and Factor in All Additional Costs

Many first-time buyers make the mistake of not fully understanding the costs involved with buying a home. Beyond the mortgage, there are additional expenses like stamp duty, which is often overlooked. Stamp duty can be a hefty fee, sometimes upwards of $20,000, depending on the property price. This cost must be paid upfront before settlement, so be sure to factor it into your budget.

Consult a Tax Professional

Taxes can become complicated when purchasing a home, especially if you plan on renting the property out. It’s highly recommended to consult a tax professional for tax time tips to ensure you understand the tax implications of homeownership and any deductions or benefits that might apply to your situation.

If you are looking for a property to buy, request to be added to our open home alert

Purchasing your first home is an exciting journey, but it’s essential to approach it with a clear understanding of the financial landscape. From interest rates and market conditions to unforeseen expenses and taxes, taking the time to plan ahead can make all the difference in ensuring a smooth and successful transition into homeownership.

Before diving into the property market, assess how much you can afford. Apart from the property's purchase price, factor in additional costs such as:

Stamp duty

Legal and conveyancing fees

Pest and building inspections

Strata reports (if buying an apartment)

Understanding these expenses ensures you're financially prepared before making a commitment.

Property Types and Market Demand

Wollongong offers a variety of property types, each with different investment potentials:

Apartments: Older units often have lower price points but may require more maintenance. Newer apartments tend to attract tenants seeking modern amenities.

Houses: Freestanding homes can offer long-term capital growth, particularly if they're well-located.

Duplexes and Townhouses: These provide a balance between affordability and space, often appealing to young families and professionals.

Villas: Scarce in Wollongong but highly sought after, making them a strong investment choice when available.

Rental Yield

A strong rental return ensures your property generates income rather than becoming a financial burden. Rental yield is calculated as follows: Annual rent ÷ Property price × 100 = Rental Yield (%)

For example, a $1,000,000 property with a rental income of $900 per week ($46,800 per year) has a rental yield of approximately 4.68%—a strong return. Comparing rental yields helps identify the most profitable investment options.

Capital Growth Potential

Beyond rental returns, consider the property's potential for capital appreciation. Factors influencing growth include:

Location: Proximity to beaches, transport hubs, and amenities enhances value.

Development and infrastructure: Areas with upcoming projects, such as new transport links or shopping centres, often see increased demand.

Land Value: Properties with significant land components typically appreciate faster than apartments with limited land ownership.

Maintenance Costs and Property Condition

A well-maintained property attracts quality tenants and minimizes ongoing expenses. While older homes may offer capital growth potential, they often require more maintenance, which can impact profitability. Striking a balance between property condition and investment return is crucial.

Vacancy Rates and Rental Demand

A vacant property means lost income. To gauge demand, attend rental open homes, check online listings, and monitor how quickly properties in the area are leased. Wollongong’s desirable coastal lifestyle and strong employment opportunities help sustain rental demand.

Amenities and Infrastructure

Tenants prioritize convenience, so choosing a property near essential amenities enhances rental appeal. Consider proximity to:

Public transport (train stations, bus routes)

Schools and universities (such as the University of Wollongong)

Shopping centres, cafes, and healthcare facilities

Parks, beaches, and recreational areas

Long-Term Investment Goals

Are you seeking immediate rental income or long-term capital growth? Defining your strategy helps determine the best investment approach. Some investors prioritize high rental yields, while others focus on areas with strong capital appreciation potential.

Frustrations with not being able turn right from Cambridge Avenue in Fairy Meadow may soon be eased.

Community consultation is being sought regarding signal upgrades on the Princes Highway at the Daisy Street and Cambridge Avenue areas, along with right turn bans at Guest Avenue.

According to a letter from Wollongong City Council, the changes are based upon the limited turn options and crash history in the area, with council identifying the need for an upgrade of the intersection of the Princes Highway with Daisy Street and Cambridge Avenue.

The T-intersection of Guest Avenue and the Princes Highway in Fairy Meadow is currently the only available intersection to travel southbound from Guest and Cambridge Avenues, as the intersection of Cambridge Avenue is left turn only.

The proposed intersection design is a dog-leg traffic signal upgrade, which will permit drivers to turn right into or out of Cambridge Avenue.

As part of the project, it is also proposed to install No Right Turn signs at the T-intersection of Guest Avenue and Princes Highway in conjunction with the traffic signal intersection upgrade.

This proposal will include bus stop relocations, and some conversion of on-street parking to “No Stopping” or a bus zone near the signalised intersection.

All going to plan, the design of this project is scheduled to occur during the 2025/26 financial year.

Council is now seeking input from the community on the proposal.

To share your feedback, contact Wollongong City Council by 21 February 2025 by emailing council@wollongong.nsw.gov.au, or by calling council's customer service on 4227 7111. You can use the reference number CR0322757 when making contact.

New beginnings

Life changes, and with it, so do our dreams. If the traditional suburban house no longer excites you, it might be time to embrace a new type of living, such as a city apartment or smaller home that fits your current goals.

Finances

Before you consider selling, it's crucial to assess your financial situation. Can you afford an upgrade or a new home? Whether you're dreaming of a larger space, saving for a downsize, or ready to invest elsewhere, understanding your financial standing is key to making a smart decision.

Your suburb has shown excellent sales results

If your area has seen strong capital growth, now might be a perfect time to sell. Higher property values could allow you to upgrade, free up cash, or move closer to lifestyle amenities that better suit your needs. Remember, if you are selling for a higher price, you will generally be buying at a higher price.

Changing family needs

With a growing family, you might need more space. A larger home with more bedrooms, a bigger backyard, or proximity to parks and good schools could make all the difference. Upgrading now could provide the space you need for years to come.

Alternatively, when the kids leave home, your needs change. If you’re feeling like you don’t need as much space anymore, downsizing might be a great option. Downsizing can free up money for things like travel or new experiences without compromising on quality of life.

The area no longer suits

Sometimes, the neighbourhood that once felt like home no longer aligns with your lifestyle. Whether you're seeking better access to outdoor spaces, cafes, or work opportunities, reassess if your current area is truly the best place for you. Or perhaps you are over the long daily commute? Moving closer to work or a more accessible location could reduce the time you spend on the road and give you more time to enjoy what you love.

If you're looking to keep an eye on the real estate market in the 2519 postcode, Joanne Danckwardt’s Quarterly Real Estate Market Updates have become an essential resource for many. Joanne provides timely insights and expert advice designed to help property owners, buyers, and investors make well-informed - and often large life - decisions.

Whether you're selling, purchasing, or simply curious about market trends, these quarterly updates offer a comprehensive snapshot of the local property landscape. Here’s what makes them so valuable and how you can access them.

What Information Is included in the market wraps?

Each quarter, Joanne’s property market wraps are divided into each of the three suburbs – Fairy Meadow, Balgownie and Mount Pleasant/Mount Ousley. Each one is packed with only the essential data and insights you need, such as:

Sold Activity: It provides the number of properties sold in that particular suburb to allow you to easily compare quarter to quarter and see what trends are emerging.

Days on Market: It reveals how long on avenge properties are spending on the market, to help you better prepare for what’s ahead when selling your own home.

For Sale: How many properties are coming onto the market is just as important to know and this report covers that to avoid you having to do all the digging.

Average Sale Price Houses: Whether you’re looking to buy or sell a property, it’s good to know the average sale price to see where the market sits.

Average Sale Price Units: Similarly, if you’re more interested in units, then find out where they sit in value during the past quarter.

Why Are The Quarterly Real Estate Market Updates Valuable?

You can find property market information anywhere right? Well, not always for your particular suburb, or they might not be easily collatable. That’s the beauty of the quarterly market wrap. Someone else has taken the time to capture the information you most need and provided it for you – free of charge. This helps empower clients to make informed decisions.

For Sellers: Understanding the market's current state helps property owners price their homes competitively and time their sales strategically. You’ll also get a better idea of how long it may take you to sell your property.

For Buyers: Staying informed about recent sales and trends allows buyers to recognise good deals and act confidently at the right time.

For Investors: The market wraps provide a valuable look into the performance of the local property market, helping investors identify opportunities for growth.

Joanne’s deep understanding of the 2519 area and her hands-on approach to real estate make her updates a trusted source of information and one many seek out.

Of course, the Quarterly Real Estate Market Updates won’t give you the true value of your own property, but Joanne is available to help you navigate pricing, value and timeframes based on your property needs. You can always request an appraisal, which she provides free.

Investing in real estate is one of the most popular and effective ways to build wealth in Australia. Whether you're aiming to generate passive income, secure long-term financial growth, or diversify your investment portfolio, purchasing an investment property can offer numerous benefits.

If you're wondering why so many people choose to become landlords, we explore the key reasons behind this popular investment choice.

Generate Income with an Investment Property

One of the top reasons people become landlords is to create an income stream. By purchasing an investment property, landlords can earn regular rental payments, which can help cover mortgage repayments and other property-related expenses. Over time, this consistent rental income can supplement your primary income and provide financial security.

In addition, rental income growth in popular NSW markets like Wollongong ensures that investors can see an increase in their cash flow as rent prices rise with inflation and demand.

Benefit from Long-Term Capital Growth in Property Market

Capital growth is a major draw for investors looking to purchase property. Real estate in key regions often experience significant appreciation in value over time. This means that the property you buy today may be worth much more in the future, allowing you to make a profitable return on your investment.

The NSW property market has historically provided strong long-term capital growth, particularly in metropolitan areas and desirable coastal regions. With strategic location choices, investors can benefit from both capital appreciation and rental income, making property in NSW an attractive long-term investment.

Take Advantage of Tax Deductions

Another reason people invest in property is the range of tax benefits available to investors in Australia. For example, negative gearing allows investors to deduct the costs of owning an investment property (such as mortgage interest, maintenance expenses, insurance, and property management fees) from their taxable income. This can reduce the overall tax burden, making property investment even more appealing for those in higher income brackets.

Additionally, depreciation allowances on investment properties can further lower tax liabilities, allowing investors to claim deductions on the wear and tear of the property’s structure and its fixtures.

Diversify Your Investment Portfolio with Real Estate

Real estate is a powerful way to diversify an investment portfolio, reducing risk while enhancing overall returns. Property investment in NSW provides a stable and tangible asset that is less volatile than shares and bonds. Unlike the stock market, where prices can fluctuate dramatically, the NSW property market tends to appreciate over time, providing long-term stability.

By adding an investment property to your portfolio, you can reduce exposure to market volatility, ensuring that your wealth-building strategy is well-rounded and protected against potential economic downturns.

Secure Wealth for Future Generations with Property Investment

Many investors purchase property not just for immediate financial gains but also to create a legacy for future generations. Properties can be passed down through the family, providing long-term financial security. As the value of the property appreciates over time, so does the potential wealth for your heirs.

Owning property in high-growth areas of NSW means that your children or grandchildren could inherit valuable real estate, securing their future while continuing to benefit from rental income or capital growth. Real estate is often seen as a reliable, intergenerational investment.

Enjoy Control Over Your Investment in Real Estate

One of the unique advantages of owning investment property is the level of control it offers. Unlike shares or bonds, real estate is a physical asset that you can directly manage and improve. As a landlord, you can make decisions on how to enhance the property, whether through renovations, rent increases, or other strategies that can increase your returns.

This control allows property owners to actively manage their investment and potentially boost its value, which is a major benefit for investors who prefer a hands-on approach.

Real Estate is a Tangible Asset That Provides Stability

Property is a tangible asset, which provides a sense of security that other investments might not. You can see, touch, and manage your investment, knowing that the demand for housing will always be present. Real estate is a necessity — people will always need somewhere to live, creating a consistent demand for rental properties. Property owners may decide to keep their current owner occupied home if they are moving interstate as an investment property, or alternatively, they may purchase in an area they want to retire in the future, but use it as an investment property now.

This makes real estate investment a stable and reliable option. Even if other markets fluctuate, property owners can rest easy knowing their investment is built on solid, long-term demand.

Becoming a landlord and purchasing an investment property offers numerous advantages, from creating passive income and benefiting from capital growth to taking advantage of tax deductions and diversifying your investment portfolio. Whether you’re interested in financial independence, securing your future, or building long-term wealth, property is an attractive option.

Before purchasing, it's essential to conduct thorough research, evaluate potential properties, and consider how the investment fits into your financial goals. A local real estate agent can provide valuable insights into the property market, helping you make an informed decision.

Looking toward 2025 and beyond, the Wollongong property market continues to attract the interest of investors, buyers, and sellers. With its breath taking coastal views, thriving community, and expanding infrastructure, Wollongong has solidified its reputation as a sought-after destination for both residential and investment properties.

With three decades of experience in real estate, Joanne Danckwardt has witnessed market trends evolve over time. Forecasting the market’s near future is often challenging, and it’s understandable to feel uncertain about the timing of buying or selling. The fear of making the wrong choice or missing out on a better opportunity can naturally lead to hesitation.

One constant remains: if you buy and sell within the same market conditions, you're unlikely to experience significant losses. Historically, property values generally rise over time, although the pace of appreciation can vary—sometimes taking a year, three years, five years, or more. So, what key factors should you weigh when deciding to buy or sell in 2025 and beyond?

[youtube id="https://www.youtube.com/watch?v=8NCxkBQ8SiI"]

What affects the real estate market?

When examining the market, it’s important to consider various influencing factors. It’s not solely about the number of buyers and sellers involved.

The past few years have seen significant fluctuations in the Wollongong property market, influenced by various economic factors and buyer sentiments. After experiencing a boom, the market is now shifting, leading to new dynamics that potential buyers and sellers must navigate.

The last significant downturn in the real estate market was during the Global Financial Crisis (GFC) which, much like the COVID-19 pandemic, took many by surprise. However, the effects of the GFC on real estate differed from those of the pandemic. High unemployment due to business closures dampened buyer confidence at that time. In contrast, various elements currently contribute to a more optimistic outlook.

Factors likely to influencing the real estate market, include:

Interest rates

Inflation levels

Economic conditions

Employment levels

Everyday living costs, such as fuel and essential groceries

Investor activity

Supply and demand

Infrastructure development

Population growth

These various influences demonstrate the complexity of predicting market trends, as multiple elements come into play.

When is a good time to sell?

Spring is often an ideal season for buying and selling, marked by an increase in both sales and new listings. Many people aim to sell before Christmas, allowing them to celebrate the holidays and New Year in their new home.

The same trend can be observed in January and February as people prepare for Easter. While some believe winter is not an opportune time to list a property, the reduced number of homes on the market during this season can actually work to a seller’s advantage. Listing your home in June or July may result in less competition. When fewer properties compete with yours, you’re likely to achieve a better sale price. If there aren’t many similar homes available, you’ll attract quality buyers ready to make a purchase.

Ultimately, if your personal circumstances suggest it’s time to sell, then that’s the right moment for you.

When is a good time to buy?

The average journey for a buyer takes about six months. For buyers, this journey can be quite challenging. Buyers often keep a close eye on forecasts for the Wollongong property market, however, predicting the future of this market can be uncertain.

To assist with navigating what can be a frustrating process, thoroughly research available properties, comparing their features and price points, and have your finance ready. This will help you determine which homes fit your budget and lifestyle. Stay up to date with the latest Wollongong property market updates for Fairy Meadow, Balgownie and Mount Pleasant / Mount Ousley from Joanne Danckwardt.

By taking this approach, you can choose a property that will serve you well over the long term. Ultimately, it won’t matter what the market is doing today. Over the next decade, whether you buy at a market peak or a trough, your home is likely to appreciate in value. While property values may fluctuate in the short term, they generally trend upward in the long run. If you’re patient, the real estate market will reward you.

Instead of trying to time the market, focus on finding the right home for you. If you discover a property that you love, don’t hesitate—make the purchase!

How accurate are Wollongong Property Market Forecasts?

Despite well-meaning intentions, accurately predicting the real estate market is nearly impossible. Forecasting attempts to predict the future, and the reality is that market conditions can only be understood today, with the market factors always changing.

Looking back, speculation can be intriguing, but it often proves unreliable. Some predictions hit the mark while others miss it entirely. For example, the recovery from the GFC was much quicker than anticipated, thanks to the strength of the Australian economy. Similarly, many expected a downturn in the property market during COVID-19. Who could have predicted that record low interest rates, coupled with the rise in remote working allowed Australians to relocate to regional areas with more space, and a home that allowed for a home office setup.

What to Consider in 2025 and Beyond

If you're contemplating selling or buying in the Wollongong property market, here are a few key considerations:

Market Timing:
While it’s tempting to wait for the perfect moment, remember that real estate is inherently cyclical. Whether buying or selling, understanding the market’s current position can help you make informed decisions.

Long-Term Investment:
Real estate is a long-term investment. While short-term fluctuations can be concerning, history shows that property values tend to appreciate over time. Consider your investment horizon and how Wollongong fits into your broader portfolio strategy.

Expert Guidance:
Navigating the property market’s complexities can be challenging. Partnering with a local real estate agent who has in-depth knowledge of the Wollongong area can offer valuable insights and guide you in making informed, confident decisions.

Wollongong’s appeal remains strong, with ongoing demand for housing driven by its proximity to Sydney, excellent schools, and lifestyle amenities. With a robust local economy, ongoing infrastructure development, and a vibrant community, the outlook remains positive. Whether you’re a first-time buyer, a seasoned investor, or looking to sell, staying informed and working with experts can help you make the most of this market.

Pros of Buying New or Off-the-Plan Properties

Modern Amenities and Design
New properties often come with the latest designs and features, appealing to tenants looking for modern living spaces. This can lead to higher rental demand.

Tax Benefits
Investors can claim depreciation on new properties, which can significantly reduce taxable income. This can make a substantial difference in overall cash flow.

Less Maintenance
New constructions typically require less immediate maintenance, which means fewer unexpected costs in the early years of ownership.

Warranties
For any issues with any appliances, they will generally come under warranty for any repairs.

Potential for Capital Growth
Purchasing off-the-plan can sometimes allow you to buy at a lower price before the property is built, potentially leading to increased equity once the property is completed and values rise.

Cons of Buying New or Off-the-Plan Properties

Market Fluctuations
The property market can change during the time it takes for an off-the-plan property to be completed, which may affect its value upon completion.

Delayed Settlement
Depending on the construction timeline, you may face delays in settlement, impacting your cash flow and investment strategy.

Overcapitalization Risks
New developments might come with a premium price tag that doesn’t always reflect future market conditions, risking overcapitalization.

Limited Character
New properties may lack the charm and character that some tenants prefer, making them less appealing in certain markets.

Pros of Buying Established Properties

Immediate Income
Established properties can start generating rental income immediately, providing a faster return on investment.

Proven History
With established properties, you can research historical performance and understand rental yields, vacancy rates, and growth potential in the area.

Character and Appeal
Many established homes offer unique features and character that can attract tenants, especially in sought-after neighbourhoods.

Less Risk of Delays
With an established property, you avoid the uncertainty associated with construction timelines and potential project delays.

Cons of Buying Established Properties

Higher Maintenance Costs
Older properties may require more maintenance and repairs, which can impact your cash flow and overall return on investment.

Limited Tax Depreciation
While you can still claim depreciation on established properties, the benefits are generally less significant compared to new builds.

Outdated Features
Established properties may not have the modern amenities that today’s tenants often seek, which could affect rental demand.

Market Value Concerns
If an established property is in an area undergoing decline, it may face a drop in value, impacting your investment.

Choosing between a new or off-the-plan property and an established one depends on your investment goals, risk tolerance, and market conditions. Both options have their unique advantages and challenges, so it's essential to conduct thorough research and consider your long-term strategy.

Mould and Moisture Troubles: Addressing Mould and Condensation

Winter’s cold air and poor ventilation are a breeding ground for mould and condensation. Tenants might start noticing musty odours, visible mould spots, or foggy windows. The best approach is to enhance ventilation within the property. We encourage tenants to use exhaust fans during showers and cooking. In some cases, installing proper ventilation systems in bathrooms and kitchens may be necessary.

Why is this crucial in winter?
Cold air holds less moisture, so when warm, humid air from showers or cooking encounters cold surfaces, it condenses, creating ideal conditions for mould to thrive. To prevent this, a licensed HVAC contractor can advise on ventilation system installations. We also encourage tenants to keep exhaust fans running for a few minutes after using the shower or cooking, and if possible, open windows briefly to help moisture escape.

Rain and Flooding Hazards: Preventing Flash Flooding Damage

Heavy winter rains can be particularly troublesome, especially if the gutters are clogged or drainage systems are compromised. This can lead to flooding, causing significant damage.

The key is to clean gutters before winter arrives, removing leaves and debris that could cause blockages. Additionally, having drainage systems inspected, clear any clogged downspouts, and ensure that the soil is graded away from the building to direct water flow properly.

Why is this important in winter? Wet ground can’t absorb water effectively, increasing runoff during heavy rains. Overflowing gutters exacerbate this issue by directing water toward the foundation. Hiring a professional cleaning service or handyman for gutter cleaning is advisable, and for drainage issues, a licensed plumber or landscaper should be consulted. Installing gutter guards and regularly checking downspouts are proactive steps that can minimize problems.

Heat and Insulation Issues: Ensuring Proper Ventilation and Insulation

Drafty rooms and the potential for mould growth are common problems in winter when properties are inadequately ventilated and insulated. To combat these issues, close off air leaks around windows, doors, electrical outlets, and plumbing fixtures, sealing any gaps with caulk or weather stripping. Upgrading insulation in roofs, crawl spaces, and exterior walls can also provide better temperature control.

Why focus on this in winter? Cold air seeps into poorly sealed and insulated spaces, making rooms drafty and forcing heating systems to work overtime, leading to higher energy costs. Having a licensed insulation contractor can ensure the property is well-prepared for the cold months. We encourage tenants to report any drafts immediately.

Safety and Heating Concerns: Checking Smoke Alarms and Heating Systems

Faulty smoke alarms or heating systems are serious safety hazards, especially in winter. Tenants may report issues like chirping alarms, lack of heat, or uneven heating. Regularly testing smoke alarms and replacing batteries as needed is essential, along with scheduling annual maintenance for heating systems to ensure they operate safely and efficiently.

Why is this vital in winter? The increased reliance on heating systems during winter months means that any malfunction poses a greater risk. Dead smoke alarm batteries can go unnoticed during warmer months, making it essential to address these concerns before winter. A licensed electrician should be consulted for smoke alarm maintenance, while a qualified HVAC technician can handle heating system checks. We provide tenants with instructions on testing smoke alarms and replacing batteries will empower them to take an active role in their safety.

Gutter Maintenance: Dealing with Clogged Gutters

Clogged gutters can be a nightmare in winter, especially when leaves, debris, and ice dams prevent proper water drainage. This can lead to overflowing gutters, which may damage roofs, foundations, and landscaping.

Scheduling pre-winter gutter cleaning to remove debris and ice dams is crucial. In some regions, depending on leaf fall, additional cleanings in late autumn and early spring might be necessary. Installing gutter guards is a worthwhile investment to minimize debris build-up throughout the year.

Why is this a winter priority? The combination of falling leaves and cold weather can create significant problems for gutters. Clogs, coupled with ice dams, can restrict water flow, causing damage to the property. Hiring a professional cleaning service or handyman is advisable, and in colder climates, installing heated gutter cables can prevent ice dams.
